Residential conveyancing fees
Fixed fees for a standard residential conveyancing transaction, with the likely extra costs set out so you can see the full picture before you instruct us.

This page covers residential conveyancing only: buying or selling a home, freehold or leasehold. It does not cover commercial property or other work.
Our fees
We work on a fixed fee for a standard transaction. The fee is confirmed in writing before we start. VAT is charged at 20%.

How we charge
The fee above is a fixed fee for a standard transaction, confirmed in writing before we start. Some matters need more work, and we will agree any change with you before doing it. Things that may increase the fee include:
- a leasehold property;
- a new build;
- an unregistered title;
- shared ownership;
- Help to Buy;
- a defective title that needs indemnity insurance;
- a lease extension; or
- an expedited timescale.
Who does the work
All conveyancing is carried out and supervised by Vipal Matwala, Director and Solicitor, who has been a solicitor since 2015. As a sole practitioner, Vipal Matwala both does the work and supervises it, so the person handling your matter is the person responsible for it.
Disbursements
Disbursements are costs we pay to third parties on your behalf. The amounts below are indicative and are confirmed at the outset. VAT at 20% applies to our fee and to some disbursements.
On a sale
- Land Registry official copies: around £14 to £35.
- Leasehold only: a leasehold or management pack from the landlord or managing agent, typically £200 to £500, set by the third party.
On a purchase
- A search pack (local authority, drainage and water, environmental): around £250 to £400, depending on the area.
- Land Registry priority search: £7.
- Bankruptcy search: £6 per name.
- Land Registry registration fee: from £20 to several hundred pounds depending on the price, on the HM Land Registry scale.
- Leasehold only: notice of transfer, notice of charge, deed of covenant and certificate of compliance, each commonly £75 to £300 plus VAT, set by the lease.
Stamp Duty Land Tax
On a purchase you may have to pay Stamp Duty Land Tax (SDLT). How much depends on the price and your circumstances. SDLT is not included in our fee. You can estimate it with the gov.uk Stamp Duty Land Tax calculator.
What is included
The fixed fee covers the standard legal work to completion and registration. It does not include SDLT, disbursements, or the factors listed under “How we charge” above.
If a transaction does not complete
If your matter does not complete, we charge for the work done up to that point, plus any disbursements already incurred.
Key stages
Buying a home
- take your instructions and give initial advice;
- check your finances and liaise with your lender;
- review the contract pack;
- carry out searches;
- raise and review enquiries;
- report to you and arrange signing;
- exchange contracts;
- complete; and
- deal with SDLT and registration at HM Land Registry.
Selling a home
- take your instructions;
- obtain the title and prepare the contract pack;
- answer the buyer’s enquiries;
- report to you and arrange signing;
- exchange contracts;
- complete and redeem any mortgage; and
- account to you.
Timescale
On average a residential conveyancing transaction takes 8 to 12 weeks from instruction to completion. It can be quicker or longer depending on the chain and the other parties involved.
